Once signed the deeds we must register it at the Land Registry. The Registrar demands for the inscription that before we have paid the Transfer Tax. Immediately after the signature of the deeds the Notary sends by fax to the Land Registry a provisional registration to guarantee that no entry is allowed until the moment in which the definitive recording is submitted. As a general rule, documents must be submitted at the Property Registry office that has authority over the territory where the property is located. However, in the following cases, you can save time by faxing the documents in ahead of actual submission: 1º.- If the document was executed anywhere other than the city or town where the property is located, you can submit the document through the local Property Registry office, where they will tell you what to do next. 2º.- Notaries can fax deeds that they have notarised to any registry in Spain, if a party to the deed asks them to. How much does registration cost? We have to go ourselves to the local Office of the Cadastre and request the change of ownership of the property and we have to notify at the homeowners´ association our bank account number in order to pay our monthly charges.
